The momentum across the Dayton area has not slowed down. From new restaurants opening in Springboro and Centerville to transformative development projects in Fairborn, Vandalia, and Tipp City, there is a lot happening in our suburban communities. I spend my days working across these markets, and the level of investment I am seeing right now is remarkable.

Here is your guide to the latest openings, developments, and events across every community I serve, updated as of late July 2026.

New Restaurants and Local Businesses Now Open

Several new dining and retail options have opened across the suburbs in recent weeks and months. Here is what you need to know.

Einstein Bros. Bagels in Beavercreek

The national bagel chain opened its first-ever Dayton-area location in Beavercreek at the corner of North Fairfield Road and New Germany Trebein Road in June 2026. Before this, the closest full-service Einstein Bros. was in West Chester Township. For Beavercreek residents, this is a welcome addition to the morning coffee and bagel rotation.

Wasabi Japanese Cuisine in Springboro

Springboro's dining scene got a boost with the opening of Wasabi Japanese Cuisine at 784 North Main Street near Dorothy Lane Market. The restaurant signed a 10-year lease and is already drawing regulars for sushi and Japanese specialties. It took over the former China Cottage space, which is a full-circle moment since China Cottage itself is now proposing a new restaurant a mile north at 610 North Main Street as part of a five-unit commercial development.

Midnight Bloom and Reclaim Ceramics in Uptown Centerville

Uptown Centerville continues to evolve as a destination. Midnight Bloom, a plant and home-goods store, opened in February 2026 at 116 West Franklin Street and has become a go-to for houseplant enthusiasts and anyone looking for unique home decor. Reclaim Ceramics, a ceramics studio, gallery, and educational space, opened this spring at 30 North Main Street. It offers classes and handmade pottery and adds another reason to spend an afternoon in Uptown.

Gum Spot Fabrics Grand Opening in Beavercreek

A new locally owned craft and fabric store, Gum Spot Fabrics, is celebrating its grand opening on July 31 at 1350 North Fairfield Road in Beavercreek. It is the kind of small business that adds character and convenience to the community, and I always enjoy seeing local entrepreneurs invest in their hometown.

Coming Soon to the Suburbs

Several highly anticipated openings are still on the way across the greater Dayton area.

Chipotle is planned for the former Burger King site in Tipp City, a welcome addition to the uptown dining scene. Scramblers is opening at The Greene Town Center in Beavercreek with a 3,871 square foot space and a patio. Panda Express is under construction at 2761 Fairfield Commons near the Mall at Fairfield Commons, featuring a drive-thru. And CAVA, the Mediterranean fast-casual chain, has confirmed its first Dayton-area location at 1111 Miamisburg Centerville Road in Washington Township and is actively hiring.

On the retail side, L.L.Bean is still on track to open at The Greene this fall in a 10,600 square foot space in the former Forever 21 location.

Major Developments Shaping the Suburbs

Beyond restaurants and retail, several transformative projects are reshaping communities across the region.

Vandalia: Joby Aviation $61.5M Facility

Without question the biggest economic development news in the Dayton region this year, Joby Aviation announced plans to acquire a 700,000+ square foot manufacturing facility at 1669 Capstone Way in Vandalia. The electric air taxi company aims to double production to four aircraft per month by 2027. This was the priciest property transaction in Montgomery County in the past 12 months and signals Vandalia's emergence as a hub for advanced manufacturing.

Fairborn: Defense Hub, Cold Storage, and New Housing

Fairborn is undergoing one of the most significant transformations of any suburb in the region. The former Skyway Plaza shopping center on Kauffman Avenue is being redeveloped into a defense and advanced manufacturing hub near Wright-Patterson Air Force Base, including a 40,000 square foot SCIF (Sensitive Compartmented Information Facility) for classified work.

At the same time, Crawford Hoying is opening a $50 million, 195,400 square foot cold storage facility along Commerce Center Boulevard. And Redwood Fairborn, a 154-unit build-to-rent apartment community on Beaver Valley Road, began welcoming residents to Phase I (118 units) in July 2026. Phase II will add 36 more units.

The Baker School Site, a 26.2-acre parcel, is being auctioned and is expected to attract a major grocery anchor or high-end development, which would be a game-changer for the community.

Springboro: Residential Boom and Mixed-Use Growth

Springboro continues to be one of the fastest-growing communities in the Dayton region. "The Lawn" mixed-use development calls for retail sites, 36 townhomes, and 315 apartments separated by green space around Twin Creek. A 75-home subdivision is approved off Ohio 741 north of the Springboro High School campus. And 130 single-family homes are planned on roughly 80 acres near Heatherwoode Golf Club.

Springboro Schools' $115 million districtwide construction program is on schedule, including a new athletic complex near the high school and a new PK-2 building. When I work with families relocating for Wright-Patt or corporate moves, Springboro consistently comes up as a top choice.

Kettering: Small Business Hub and Redevelopment Plan

Kettering's Barnes Redevelopment Project is transforming a historic building into a small business and entrepreneur hub in partnership with Kettering City Schools, COhatch, and the Schiewez Foundation. The Kettering Business Park on Wilmington Pike received $1.25 million in state funds to renovate Building 46, with tenants including Kettering Health, Amazon, and Solvita. In May 2026, the city approved a new long-term redevelopment plan focused on revitalizing older commercial properties like Town and Country Shopping Center and Oak Creek Plaza.

Tipp City: Big Plans for New Grocery and Retail

Tipp City purchased 60.5 acres for approximately $2.2 million near CR 25A and West Main Street with the goal of attracting retail businesses, including a much-requested grocery store. Renderings show plans for grocery, dining, retail, and residential options. The city is also working on a concept plan to redevelop the long-vacant Tipp Plaza near I-75, envisioning fast-casual restaurants, retail establishments, and high-end residential development.

Downtown Tipp City continues to earn recognition. Coldwater Cafe was named Downtown Restaurant of the Year, Bodega Market was named Downtown Business of the Year, and Harrison's Restaurant took home Best Downtown Libations Spot.

Centerville: New Connections and Community Events

A new asphalt multi-use path now connects Bill Yeck Park to Centerville Station, replacing the existing sidewalk and improving trail access for walkers and cyclists. The city also launched "Uptown First Fridays" in 2026, a monthly event series featuring speed trivia and local business participation that adds to the already vibrant Uptown Centerville scene.

Xenia: Market District Progress

The $140-150 million Xenia Market District project replacing the former Towne Square continues to make progress, with new retail food service operations, a high-grade hospitality venue, and the Promenade outdoor gathering space for dining and entertainment. Newer restaurants near Xenia include Whiskey Yard, Zingaro, Filli, Etxe, Rangeen, Noche, and Shawarma Bite.

Bellbrook: DORA Application

Bellbrook filed a Designated Outdoor Refreshment Area (DORA) application on May 11, 2026, to support small businesses in Downtown Bellbrook. This would allow patrons to enjoy beverages from participating businesses while strolling through the historic downtown area. The Bellbrook Lions Club SummerFest returns August 14-15 at the old Sugarcreek School.

Upcoming Events: Late July Through September

The late-summer calendar is packed. Here is what I have on my radar.

Late July

Beavercreek Night Against Crime is July 30 at the Beavercreek Police Department, a community event bringing neighbors and law enforcement together. And Gum Spot Fabrics celebrates its grand opening on July 31 in Beavercreek.

August

Art in the City takes over downtown Dayton on August 1. The Greene County Fair runs August 2-8 in Xenia. Art on the Commons returns to Kettering on August 9 for its 38th year with 100+ artists. The Fairborn Sweet Corn Festival is August 15-16, and the Bellbrook Lions Club SummerFest runs August 14-15. The Kettering Block Party on August 19 offers free hot dogs and ice cream. And Springboro ARTFest on Main returns August 29.

September

Alterfest runs September 4-6 in Kettering. The Sister Cities of Vandalia Oktoberfest is September 11-12. And the Beavercreek Popcorn Festival returns September 12-13 with 300+ booths, a car show, and a 5K run. These are the events that define fall in the Miami Valley.

What This Means for Homebuyers and Sellers

I track these developments because they directly affect the housing market. When a community lands a major employer like Joby Aviation, when a school district invests $115 million in facilities, when new retail and dining options open, those factors influence property values, buyer demand, and the overall desirability of a neighborhood.
