Where you choose to live depends on where you will work. Dayton's major employers are spread across the region. Premier Health's main hospitals are in downtown Dayton and the southern suburbs. Kettering Health's campuses are concentrated in Kettering and the southern corridor. The University of Dayton sits in south Dayton. Wright State University is in Fairborn near Beavercreek. LexisNexis and Reynolds and Reynolds have offices in the Miamisburg and southern areas.

In 2025 and 2026, the region also moved ahead on affordability-focused housing, including 40 new first-time-buyer homes in West Dayton and 30 new homes in northwest Dayton, alongside new single-family phases in suburban communities. It is important to note that school boundaries do not always align with city limits. The specific address determines your child's assigned school. I always recommend verifying the exact school assignment with the district office using the property address before making a decision.

After helping hundreds of professionals and families through their relocation to the Dayton area, I have learned what separates a smooth move from a stressful one. Here is my practical advice.
- Start your home search 2 to 3 months before your start date. The best neighborhoods near Dayton's major employers move fast. Starting early gives you the best selection and reduces stress as your move date approaches.
- Consider renting first if you are unfamiliar with the area. Many relocating professionals choose a 6 to 12 month rental to explore neighborhoods before committing to a purchase. This is especially smart if you cannot visit in person before the move.
- Get pre-approved before you start house hunting. A solid pre-approval letter makes your offer competitive and shows sellers you are serious. In a multiple-offer situation, pre-approval can make the difference.
- Learn about Ohio property taxes. Ohio property tax rates are higher than the national median. However, several communities have no city income tax which can more than offset the difference. See my property tax blog post for details.
- No city income tax in several communities. Beavercreek, Bellbrook, and Springboro have no municipal income tax. For a family earning $100,000, choosing a no-tax city saves $2,000+ per year compared to communities with a 2% income tax.
- Join local community groups to settle in. Dayton has active neighborhood associations, community Facebook groups, professional networking organizations, and civic groups. Getting involved is the fastest way to feel at home in a new city.
The City Income Tax Advantage
One of the biggest financial advantages in the Dayton area is the difference in city income taxes. Some communities charge up to 2.25% to 2.50% on earned income, while others charge nothing at all.

The Dayton Dragons, a Single-A affiliate of the Cincinnati Reds, play at Day Air Ballpark in downtown Dayton. Also nearby: Kings Island amusement park, and easy weekend trips to Cincinnati and Columbus.
The Greene Town Center in Beavercreek added Anthropologie and Arhaus in 2025, with L.L.Bean and Scramblers arriving in 2026. Fairfield Commons in Beavercreek is another major shopping destination. Downtown, the historic Dayton Arcade is reopening to more of the public with growing retail, restaurants, and events. The local food scene includes craft breweries, farm-to-table restaurants, and diverse ethnic cuisine.
The Schuster Center hosts the Dayton Performing Arts Alliance (Dayton Opera, Dayton Philharmonic, Dayton Ballet). Carillon Historical Park tells the story of Dayton's innovation history, celebrated its 75th anniversary in 2025, and unveiled a new 10-year master plan.
