Understanding Ohio taxes
as a military family.
One of the most common questions I get from military families is about taxes. The good news is that Ohio has several provisions that benefit military members and their families. Here is what you need to know.
State Income Tax & SCRA
Under the Servicemembers Civil Relief Act (SCRA), if your legal residence is not Ohio, your military pay is exempt from Ohio state income tax. You are only present in Ohio because of military orders, and the state cannot tax your military income. Your spouse's income may also be protected under the Military Spouses Residency Relief Act. If Ohio is your legal residence, your military pay is subject to Ohio state tax.
Municipal Income Tax
This is where it gets interesting. Many Ohio cities impose a municipal income tax of 1.5% to 2.5%. Beavercreek, Bellbrook, and Springboro have no city income tax at all. For a family earning $14,000, choosing a no-tax city saves $1,500 to $2,500 per year compared to nearby communities that do tax income.
Property Taxes
Property taxes in Ohio vary by county and school district. Greene County has a median effective property tax rate of approximately 1.97%, which is higher than the national median. However, the absence of city income tax in several communities more than offsets this difference. Property taxes fund your local schools, parks, and services.
Military Retirement Pay
Ohio fully exempts military retirement pay from state income tax, with no income limits or age restrictions. This includes Survivor Benefit Plan payments. If you retire in Ohio, your pension is tax-free at the state level.

School quality is the #1 factor for most military families choosing where to live near WPAFB. The base works with more than 18 local school districts through its School Liaison Program, which helps military-connected students with school transfers, course credit, and special education coordination.
WPAFB also operates four NAEYC-accredited Child Development Centers (CDCs) on Areas A and B and in the Prairies, serving children ages 6 weeks through 5 years.

Several private schools serve the Dayton area, including St. Luke Catholic School, Chaminade Julienne Catholic High School, Carroll High School, Archbishop Alter High School, and The Miami Valley School.
Important: School boundaries can cross city lines. Always verify your exact school assignment with the district office using the specific property address before making a decision.
What to do in the
Dayton area.
One of the best parts about being stationed at WPAFB is the location. The Dayton area offers a surprising amount of activities for families, from world-class museums to outdoor recreation to professional sports. And you are within a short drive of Cincinnati and Columbus for weekend trips.
The world's largest military aviation museum, located right on WPAFB. Free admission. Over 350 aircraft and missiles. Interactive exhibits, flight simulators, and a spectacular IMAX theater. A must-visit for every family stationed at the base.
Interactive science museum in Dayton with animal encounters, robotics, astronomy, and natural history exhibits. A fantastic rainy-day destination for kids of all ages.
Premier open-air shopping and dining destination in Beavercreek. 70+ stores, 25+ restaurants, a Cinemark IMAX theater, and Von Maur. Free summer concert series and holiday events. A central gathering place for the community.
4,000+ acres of parks across the Miami Valley. Hiking, biking, kayaking, fishing, camping, and more. Eastwood MetroPark features a large lake, dog park, and mountain bike trails. The Creekside Trail connects Dayton and Xenia through Beavercreek.
The Dayton Dragons are a minor league baseball team (Single-A affiliate of the Cincinnati Reds) with a record-setting sellout streak. Day Air Ballpark is in downtown Dayton. Also nearby: Kings Island amusement park (30 minutes south), and easy weekend trips to Cincinnati and Columbus.
Tips for your
PCS move.
After helping hundreds of military families through the PCS process, I have learned what works. Here is my practical advice for making your move to WPAFB as smooth as possible.
- Start your home search 2-3 months before your report date. The best neighborhoods near WPAFB move fast, and starting early gives you the best selection.
- Get pre-approved before you start house hunting. A solid pre-approval letter makes your offer competitive and shows sellers you are serious.
- Consider renting first. If you cannot visit in person before the move, a short-term rental gives you time to explore neighborhoods and make an informed decision.
- Base housing vs. off-base. On-base housing through Balfour Beatty Communities offers no commute and included utilities but has waitlists. Off-base gives you more options and often more space for your BAH.
- Start early in the summer. The rental market near WPAFB is tightest in the summer months when most PCS moves happen. If you are arriving June-September, start your search as early as possible.
- Know the neighborhoods. I have helped enough military families to know which neighborhoods are popular with the WPAFB community. Hunters Ridge, Hunters Pointe, and Stonehill Village in Beavercreek are top choices.
Understand Your BAH Buying Power
2026 Basic Allowance for Housing (BAH) rates in the Dayton area give you solid buying power. The cost of living in Dayton is about 8% below the national average, so your BAH often covers or exceeds mortgage payments in communities like Beavercreek and Fairborn.
